How to prevent water damage from occurring

How to prevent water damage from occurring

Owning a property, whether you use for commercial or residential needs, is both liberating and entrapping. This dichotomy becomes apparent when any sort of water damage occurs and either needs to be removed or restored in this article we’ll be discussing how to prevent water damage from occurring in the first place.

What are the most common places water damage occurs

In order to prevent water damage from occurring, one must consider what the most common and vulnerable parts of the property are. On main issues in this regards is complacency or an inherent lack of knowledge and the aim of this text is to educate readers on the most vulnerable parts of their properties.

Seal end grains of floor boards

Water, regardless of its source, loves pooling in uneven places, gravitating towards the path of least resistance leading it to lower places where it can pool. And since floors are inherently at the lowers point of a room, the chance of water pooling and falling in between the joints, is highly likely.

Now, the thing about water and wood is that they don’t really match that great, since wood is hydroscopic and is genetically and mechanically designed to soak up water from the ground. The end grain of wooden floors is rarely treated and is the most vulnerable spot for soaking up water through capillary action.

This leads to expansion, contraction and warping which are the main reasons floors are so vulnerable and the most replaced part of a property after flooding. What you can do to increase your chances of less damage is to seal the end grains of all floor boards and hardwood parquet.

This will prevent water from warping the wood, protecting it from damage and moisture accumulation.

Keep up with plumbing maintenance

As one of the main sources of water to the property, plumbing is also considered one of the biggest contributors to water damage overall. Fresh water is a lot more rot promoting than salt water, which is why wooden boats are still built and might even last longer than aluminum or steal hulls.

Regular plumbing checkups and maintenance is a good way to keep the good quality of water to the property as well as prevent pipe bursts from occurring. This is easier said than done since a lot of buildings have their plumbing hidden behind walls, with most being exposed only in basements and maintenance hatches.

If you notice a lower water pressure outside of peak hours of water usage in your community, then it’s highly likely you are experiencing plumbing malfunction in an internal part of your system.

Annual roof and attic checkups

The goal of a roof is to protect the property from the elements, but as time goes on, roofs tend to get damage by wind, debris and heavy rains which can cause serious issues in other parts of the property. A big concern for windy states in the USA is wind and hurricanes which have irregular directions, they can take a roof and turn it into splinters.

According to GCDrestoration.com, annual roof and attic checkups are vital for the maintenance of the property, as any damage occurring there will cause major issues downstairs. A leaking roof might compromise the structural integrity of ceilings, foundations and may cause water damage in a major way.

No guarantee

In all fairness, there’s no guarantee and chances are you are going to experience, or have experienced it in the past. There are no fool proof ways of fully protecting yourself, the best you can hope for is early water damage detection as it will save you quite a lot of money, time and effort with water damage restoration.
